The house is located in this popular and much sought after village, four miles west of York. Amenities include a church, village hall, village store with tea rooms, playing fields (football, cricket and tennis club), a village primary school and a twice weekly satellite Post Office service. The village primary school (OFSTED rating ‘GOOD’) is within safe walking distance and there is a school bus service to local state secondary school (Manor C of E Academy, OFSTED rating ‘GOOD’). The Gables (formerly Gable Farm) was built in 1880 on the site of the former ‘Charity Farm’ with funds from the charity of a deceased local benefactor Jane Wright. The owners advise that they have carried out the following works to the property,
•Cast iron radiators fitted in many locations
•Ceilings replaced (most of the ceilings have been either re-boarded or skimmed)
•All of the cast iron guttering, fall-pipes and soil stack reinstated
•All of the ground floor suspended timber floors replaced with salvage timber boards. Floor joists on these floors have also been replaced
•Suspended floors have all been insulated on the underside during installation
•The floors have been replaced in Bedroom 1, Bedroom 3, the Snug, the house Bathroom and the ground floor WC

Living in the safe, friendly community of Rufforth village has provided our children with excellent educational opportunities, a lovely place to grow and play, and for us as working parents, excellent transport links for commuting. There is easy access to Wetherby, Acomb and York for shopping, social activities and healthcare.
